Here is a list of our most popular services and associated costs, we pride our selves in our simple transparent fee structure meaning you will never be surprised by hidden costs and charges.

For Landlords by  Landlords

Fully managed

This being the most popular option, we take the stress away and manage everything from advertising the property to finding you the perfect tenant. We collect the rent and advertise on all available portals and ensure that you're compliant with current regulations.

  • We market the property, conduct viewings, reference potential tenants, register their deposit and move them in.
     

  • Once the tenant / tenants have moved into the property, we will collect the rent and forward it to you monthly.

​

  • We carry out regular property inspections and consult with you over any maintenance queries or concerns that may arise, and if requested arrange for work to be carried out.

​

  • Rent Smart Wales registration is required, however we are here to help and would be happy to guide you through the process.

​

A set-up fee of £100 is charged and thereafter 8% or £60 which ever is greater on the date of which rent is due unless otherwise agreed.

Rent collection

This package being the 2nd most popular allows you to take more control over the running of your rental property / portfolio and offers you a discount over the fully managed service. There will be a responsibility for ensuring that you're compliant with current regulations and conducting inspections / maintenance, however we will still find you the right tenant for your property and collect the rent.

  • We market the property, conduct viewings, reference potential tenants, register their deposit and move them in.
     

  • Once the tenant / tenants have moved into the property, we will collect the rent and forward it to you monthly.

  • Rent Smart Wales registration is required, however we are here to help and would be happy to guide you through this process.

​

A set-up fee of £150 is charged and thereafter £50 on the date of which rent is due unless otherwise agreed.

Let only

With this package your property will be marketed on all of our associated portals plus our website. We will arrange viewings and find you the perfect tenants after the initial rent collection. There will be a responsibility for collecting the rent and keeping on top of all current regulatory requirements, including property maintenance.

  • We market the property, conduct viewings, reference potential tenants, register their deposit (you will need to arrange the transfer of the deposit to your chosen DPS within 30 days of the start of the tenancy).
     

  • Once the tenant / tenants have moved into the property, we will collect the first month's rent and forward this to you less our fee.

​

  • We will provide you with a copy of the tenant's background and reference, if applicable.

​

  • Tenants will be supplied with the landlords details so that they may contact the landlord in the event of break-downs or repairs needed at the property.

​

A fee of 35% of the first month's rent is charged or £250 which ever is greater unless otherwise agreed.

Minimum requirements for all packages

  • You must be registered with Rent smart Wales

  • The property must have a current EPC not below the E rating

  • A current gas safety certificate is required

  • Landlords are required to ensure the electrical installation is safe an EICR is recommended

  • Smoke detectors must be installed 1 per floor at a minimum

  • Carbon monoxide detectors must be installed where gas, oil , solid fuel appliances are fitted

  • Window coverings should not use a looped cord or be tied back
